Do I need to make repairs or clean out the house?
No. We consider houses in their current condition, including properties that need substantial work. During the property review, we’ll discuss belongings, occupancy, and anything you want addressed in the agreement.
Is there a fee to request an offer?
No. Requesting an offer is free, and you have no obligation to accept. There is no listing commission when you sell directly to us. Your written agreement explains closing costs and any other agreed adjustments.
How do you work out the offer?
We review comparable sales, the home’s condition, the work it needs, and the costs of buying and renovating it. A direct offer may be below a retail listing price; it gives you a different balance of price, preparation, and timing.
How quickly can we close?
Many purchases close in 30 days or less after the details are agreed. The actual date depends on title, access, and your situation. If you need more time, tell us. We’ll agree on a realistic date together.
What if I still have a mortgage or tenants?
You can still ask for an offer. We’ll review the outstanding mortgage or other liens with the closing team. For tenant-occupied homes, we’ll discuss the lease and access before agreeing to a purchase.
What happens after I send the form?
Our Saint Paul team reviews your information and aims to respond within one business day using your contact preference. We’ll ask a few questions about the house, explain the next steps, and arrange a property review if it makes sense.
Will you buy an inherited house?
We can review inherited properties. The person selling must have the authority to do so, and the title or closing team will confirm the documents required. Tell us where you are in the process.
Do you buy rental properties with tenants?
We consider occupied rentals as well as vacant homes. Share the lease, rent, occupancy, and access information. A sale does not automatically end a lease or remove tenant rights.
Can I choose a later closing date?
Tell us the timing that would work for you. We can discuss a later date and any possession needs. The actual agreement should spell out the dates and conditions.
What if I decide to list with an agent instead?
The decision is yours. Requesting an XI offer is free and does not commit you to selling. A listing can be a good fit when you want market exposure and are comfortable with the preparation and schedule.
