Tell us about the house
Start with your address and how to reach you. Tell us as much or as little as you’re ready to share.
Sell your house as-is to a local Minnesota buyer. Skip the repairs and listing process. Get a clear cash offer and a closing date that works for you.
Your offer should be clear: who is buying, the price, the costs, and the closing date. Ask questions before you decide.
How we calculate your offer
BeforeAfter
Mark founded Xceptional Investments in 2006. From our Saint Paul office, we help Twin Cities homeowners sell houses that need work or no longer fit their plans.
A home sale is personal. We take time to understand your situation, explain your options, and help you decide what comes next.
Get to know usYou don’t need a perfect house or a perfect plan to start a conversation.
An inherited home can mean sorting through belongings, working with family, and figuring out who can authorize a sale. We can discuss the property and an as-is purchase while you work through the decisions.
02If payments are falling behind, time and accurate information matter. We can discuss whether a sale to XI is feasible, while you confirm your options and deadlines with your lender and qualified advisers.
03Whether you own one rental or several, you may be ready to stop managing repairs, vacancies, and turnover. XI can review an occupied or vacant property and discuss a direct purchase.
04A separation can bring difficult questions about the family home. We can provide information about a potential direct purchase so the authorized owners and their advisers can compare options.
05Roof issues, outdated interiors, water damage, or an unfinished renovation can make preparing a house for sale feel overwhelming. XI considers homes in their current condition.
06When a new job, family change, or different lifestyle means a move, selling your current house can become another moving part. We can discuss a direct purchase around your intended timeline.
Start with your address and how to reach you. Tell us as much or as little as you’re ready to share.
We review the property and arrange a walkthrough if needed. No repairs or cleanup required.
We explain the price and terms. Ask questions, take your time, and decide if it works for you.
If you accept, we coordinate the closing. Many sales close in 30 days or less; timing depends on your property and title.
A conversation costs nothing. The decision is always yours.

“Mark was respectful of the legal and emotional difficulties that I was experiencing, as well as encouraging.”
“Working with Mark and the Xceptional Investments, Inc. team was such a blessing. Selling my grandfather's estate was a difficult time and long process, which Mark continued to assist and guide our family through.”
“He also gave me a purchase price that I felt was fair considering the condition of the property.”

Ask us directlyNo. We consider houses in their current condition, including properties that need substantial work. During the property review, we’ll discuss belongings, occupancy, and anything you want addressed in the agreement.
No. Requesting an offer is free, and you have no obligation to accept. There is no listing commission when you sell directly to us. Your written agreement explains closing costs and any other agreed adjustments.
We review comparable sales, the home’s condition, the work it needs, and the costs of buying and renovating it. A direct offer may be below a retail listing price; it gives you a different balance of price, preparation, and timing.
Many purchases close in 30 days or less after the details are agreed. The actual date depends on title, access, and your situation. If you need more time, tell us. We’ll agree on a realistic date together.
You can still ask for an offer. We’ll review the outstanding mortgage or other liens with the closing team. For tenant-occupied homes, we’ll discuss the lease and access before agreeing to a purchase.
Our Saint Paul team reviews your information and aims to respond within one business day using your contact preference. We’ll ask a few questions about the house, explain the next steps, and arrange a property review if it makes sense.
