In a direct as-is conversation, you do not have to complete cosmetic updates or make the home look ready for a listing. Describe the property accurately and let the buyer evaluate the work.

Be specific about the agreement

As-is should not be treated as a substitute for clear terms. Discuss inspections, known issues, personal property, occupancy, and any exceptions. Your actual contract determines what each party is committing to do.

Compare with a listing before you decide

A listing may suit you if you can wait, prepare the house, and prioritize the highest possible sale price. A direct purchase may fit better if condition, convenience, or timing carry more weight. Requesting an offer does not require you to accept it.
